Buy Timeshare Safely

you need. When buying it's important to keep in
mind several important factors that will most definitely
make or break the timeshare experience. We have a list
of what we believe to be the most important factors
to consider when purchasing a timeshare.
- Real Estate and time share are not the same.
It is similar, but time share is not considered "typical
real estate". Do not expect a return on your
investment as a resale. The years of enjoyment and
memories will have to do as a return on investment.
- Only pay what the time share is worth. Negotiating
a fair price for both the seller and buyer can be
easily done. Know what comparable time share to yours
is worth on the resale market. Find out as much as
you can about the area, climate, and entertainment.
- Have a good idea of what you need in a time share.
Know how many the time share sleeps, the number of
bathrooms, the week number, amenities at resort, and
of course what the maintenance fees are.
- How much are the maintenance costs. Maintenance
fees are due on an annual basis, otherwise biannual
unit fees are due every other year. Know exactly what
these fees are and when they are due.
- What weeks can you take a vacation? There
are floating weeks and fixed weeks. Floating weeks
are more practical, but may be harder to find. A fixed
week is a guarantee for that week.
- Will you need more room for guests? Extra
rooms can be beneficial for large groups. Extra rooms
or lockout units allow you to share with another family
or more guests to offset some of the maintenance expenses.
- How long will you want to keep this unit?
There are deeded or leased time share on the resale
market. If you have nobody to leave or "will"
your "paid off" time share, look into to
purchasing a leased block of time instead of a deeded
week.
- Rent out your time share to cover fees? Many
owners rent their time share during the years they
will not be there. Buy time share with a great week,
and where there is plenty of entertainment that will
bring tourists to the area.
- Which Exchange Company will you be using?
If you have an exchange company you may save or bank
weeks that are not used. These weeks can be used at
a more convenient time.
- Buy in a high demand area. Make sure you
love the area. For example, someone looking to buy
a resale in Orlando is probably a Disney fan and with
so much to see there you could never take it all in.
Don't buy a winter week in Colorado unless you have
decided to go skiing, and love the cold.
